THIS DEED OF SURRENDER is entered into on 22 November 2024

Between

(1)            PARTY_1_NAME whose address is at PARTY_1_ADDRESS_SINGLE_LINE (the "Landlord")

(2)            PARTY_2_NAME whose address is at PARTY_2_ADDRESS_SINGLE_LINE (the "Tenant")

Whereas

1. By a ORIGINAL dated the ORIGINAL_DATE (hereinafter called the “Agreement”) and made between the Landlord of the one part and the Tenant of the other part, whereby All That the property at ADDRESS (the “Premises”) was let to the Tenant for a term of TERM, commencing on COMMENCEMENT_DATE and expiring on END_DATE (the “Term") subject to the terms and conditions therein contained.

2. Upon signing of the Agreement the Tenant paid to the Landlord the sum of CURRENCY as security deposit (the "Security Deposit"). The Tenant is desirous of surrendering the unexpired residue of the Term created by the Agreement to the Landlord on the SURRENDER_DATE (the “Surrender Date”) and the Landlord has agreed to accept the surrender upon the terms and conditions hereinafter appearing.

NOW THIS DEED WITNESSETH as follows: -

1. The Tenant hereby agrees to deliver up vacant possession of the Premises by way of surrender and release unto the Landlord the Premises on the Surrender Date TO HOLD the Premises unto the Landlord for the residue now to come and unexpired of the Term TO THE INTENT that the same shall merge and be extinguished in the reversion immediately expectant upon the determination of the Agreement.

2. The Tenant hereby undertakes to discharge water charges, electricity charges, telephones charges, and all other outgoings consumed in the Premises up to and inclusive of the Surrender Date and to observe all the other terms and conditions to be performed and observed by the Tenant under the Agreement up to and inclusive of the Surrender Date.

3. The Tenant hereby confirms that it has not assigned, underlet, or otherwise parted with the possession of the Premises or any part thereof to any person in any way whether by way of subletting, letting, sharing, or other means and will not assign, sublet, or otherwise part with the possession of the Premises or any part thereof from the date hereof up to the Surrender Date.
