Dear PARTY_1_CONTACT,

Termination of TENANCY Agreement in relation to ADDRESS (the "Premises")

We refer to the above TENANCY Agreement (the "Agreement") between PARTY_1_NAME as the Tenant and us as the Landlord. Terms otherwise not defined below shall have the same meaning as the Agreement.

You are required to vacate the Premises on or before DATE ("Termination Date"), which is the original Termination Date under the tenancy agreement. We note your request to use the Security Deposit in lieu of paying rents for the last MONTHS months.

Under clause CLAUSE of the Agreement which stipulates for the payment of rent as a sparate payment obligation to the Security Deposit, we do not accept the deduction from security deposit in lieu of rent payment for the final months. The purpose of Security Deposit is to protect the landlord from any damages or unpaid rent or bills relating to the Premises.  We will take immediate legal action against you should you failed to pay your rent for the final months. 

Please pay for any outstanding rent as well as water, electricity and other utilities until the Termination Date. Please provide vacant possession of the Premises on the Termination Date in the same repair and condition as when it was first leased. The return of deposit shall be subject to any rightful claim of ours against you in respect of any antecedent breach, non-observance or non-performance of the Agreement, stipulations, terms or conditions contained in the said tenancy on the part of you.
