Notice of Encroachment of Property - Illegal Structure

I ACCOUNT_FIRST_NAME ACCOUNT_LAST_NAME, am the Occupant of ACCOUNT_ADDRESS_SINGLE_LINE (the "Property"). This letter is served wherin demand is made upon you, , to immediately remove the illegal structure located at LOCATION. It has substantially affected the use and enjoyment of my Property

Please note that this structure is in violation of the property setback requirements prescribed under the laws of JURISDICTION_STATE. It is in breach of the prescribed property lines and fails to maintain the minimum distance from my Property. Therefore, the structure is encroaching on my Property and is illegal.

Under the laws of JURISDICTION_STATE, it is an offence if a person at any time builds a structure that violates a 'setback' requirement as they are important to ensure safety, privacy and environmental protection. 

You must immediately remove the illegal structure and cease the above unlawful actions of encroachment on my property which violates my right under the law. 

If you do not confirm in writing by DEADLINE that you will remove the illegal structure a lawsuit will be commenced immediately.
