Dear PARTY_1_CONTACT,

EARLY TERMINATION NOTICE OF THE AGREEMENT IN RELATION TO ADDRESS (the "Premises") DATED DATE (the "Agreement")

As per our conversations and messages exchange that took place from [Insert Date] to [Insert Date], we have agreed that the tenancy be surrendered by consent on DATE_SURRENDER.

In any event, since the property is no longer habitable due to the serious and continuous mold and bugs problems after the wastewater flooding (which you have refused to provide in depth sterilization services and failed to rectify such damages), I am entitled to accept your repudiatory breach of the tenancy agreement. 

As per our handover of the property at ADDRESS on DATE_SURRENDER, I hereby hand over all the keys and as a result transferred the vacant possession of this property to you, in your capacity as landlord due to the mutual agreement to early terminate of the rental contract dated DATE. 

I declare in the presence of the landlord that the major appliances and the systems are in good condition and in working order. 

According to the terms of the tenancy agreement, you should return the Security Deposit within [Insert Days] days. If I do not receive such sum from you by LAST_DATE, I will have no alternative but to commence legal proceedings against you.
