LEASE AGREEMENT

(Single Tenant for Entire Parcel - NNN)

THIS LEASE is entered into on 06 May 2024

Between

(1)            PARTY_1_NAME whose address is at PARTY_1_ADDRESS_SINGLE_LINE (the "Landlord")

(2)            PARTY_2_NAME whose address is at PARTY_2_ADDRESS_SINGLE_LINE (the "Tenant")

The Landlord and Tenant agree as follows:

1. LEASE SUMMARY.

a. Leased Premises. The leased commercial real estate (“Premises”) consists of that real property legally described on the attached Exhibit A, including all improvements thereon, and commonly described as ADDRESS.

b. Lease Commencement Date. The term of this Lease shall commence upon (check one):

Tenant’s Work, as further described in the attached Exhibit B (“Work Letter”), but in no event later than .

c. Lease Termination Date. The term of this Lease shall terminate at midnight on the last day of the full month following the Commencement Date, or such earlier or later date as otherwise provided in this Lease (the “Termination Date”). Tenant shall have no right or option to extend this Lease, unless otherwise set forth in a rider attached to this Lease (e.g., Option to Extend Rider, CBA Form OR).
