I, FULL_NAME (the “Owner”) hereby grants and conveys to BENEFICIARY (the “Beneficiary”), the following described real property (the “Property”):

  1. This transfer is intended to be a transfer on death deed under the laws of JURISDICTION_STATE.

  2.  The transfer will become effective only on the death of the Owner, and the beneficiary will have the right to take possession and control of the Property. 

  3. Until the Owner’s death, the Owner reserves the right to revoke or change this deed at any time without the consent of the Beneficiary.

  4. In the event that the Beneficiary predeceases the Owner, this Beneficiary Deed shall be null and void
