THIS SUBLEASE AGREEMENT is entered into on 22 December 2024

Between

(1)   PARTY_1_NAME whose address is at PARTY_1_ADDRESS_SINGLE_LINE (the "Sublessee")

(2)  PARTY_2_NAME whose address is at PARTY_2_ADDRESS_SINGLE_LINE (the "Sublessor"); and

Sublessor and Sublessee agree as follows:

 1. SubLease

The Sublessor hereby agrees to lease the Premises  and the furniture, fixtures, fittings and equipment therein (as per Schedule 1) in clean and tenantable condition to the Sublessee for residential purpose.

2. Term

2.1 This Sublease Agreement shall commence on COMMENCEMENT_DATE and will terminate on END_DATE. There shall be no holding over under the terms of this Sublease agreement under any circumstances. 

2.2 The Sublessor has the right to take back the Premises in full, and the Sublessee must deliver vacant possession of the Premises on termination of this Agreement.

2.3 Provided the Sublessee shall have paid the Rent and other outgoings on the days and in the manner herein provided and observe and perform the terms and conditions herein contained and on the Sublessee's part to be observed and performed, the Sublessee shall peacefully hold and enjoy the Premises during the Term of this Agreement without any interruption by the Sublessor.

3. Rent

3.1 The rent is CURRENCY RENT on a PERIOD basis, the rent includes Furniture and Electrical Appliances, and other items and fees as listed in the Schedule.

3.2 All charges for water, electricity, gas, telephone and other utilities connected with Premises which are to be paid by the Tenant under the Lease shall be paid by the Subtenant for the term of this Agreement.
