Agreement for the Early Termination of TENANCY Agreement in relation to ADDRESS (the "Premises") dated DATE

The Landlord and the Tenant entered into the above agreement on DATE. The original expiry date of the TENANCY under the Agreement was ORIGINAL. The Landlord and the Tenant have agreed to a new termination date of NEW ("Termination Date"). Terms otherwise not defined below shall have the same meaning as the Agreement. 

The Tenant will deliver vacant possession of the Premises and pay for any outstanding rent as well as water, electricity, and other utilities until the Termination Date. In addition, if the Premises is not in the same repair and condition as when it was first leased (fair wear and tear and damage caused by inherent defect excepted), both parties shall agree to an amount to bring the Premises back to the original conditions.  These amounts shall be deducted directly from the security deposit. If the security deposit is insufficient to cover such amounts, the Tenant shall pay any excess to the Landlord. Otherwise, the Landlord shall refund the remainder of the security deposit within 5 days of the Termination Date.

After the successful transfer of the Premises and payment of the above amounts on the Termination Date, neither the Landlord nor the Tenant shall have any other claim against one and another.
