Dear PARTY_1_CONTACT,

Early Termination of TENANCY Agreement in relation to ADDRESS (the "Premises") dated DATE

We refer to the above TENANCY Agreement (the "Agreement") between PARTY_1_NAME as the Tenant and us as the Landlord. Terms otherwise not defined below shall have the same meaning as the Agreement.

The Agreement stipulates that the Tenant shall pay the Rent in advance each and every calendar month. If the Tenant shall fail to pay the Rent within DAYS days from the due date, the Landlord shall have the right to institute appropriate action to recover the Rent and all costs, expenses, and other outgoings so incurred by the Landlord in relation to such action shall be a debt owed by the Tenant to the Landlord and shall be recoverable in full by the Landlord. The Landlord shall have the right to terminate this agreement if the Tenant fails to pay the Rent and institute actions to expel the tenant.

As we have not received Rent since DUE, I am writing to inform you that the TENANCY of the above Premises will be terminated immediately. 

Please vacate the Premises immediately and reinstate the premises to the original form. 

If you do not vacate the property by VACATE, we will institute all actions against you to expel you and recover against you for all the associated costs and expenses.
