A notice of fulfilment / waiver of conditions is used to legally proclaim the terms to an agreement has been fulfilled / relinquished. It is often required in real estate sales agreement to proceed to transaction.
Care needs to be taken to terming fulfilment and waiver. Confirmation of fulfilment is a promise that the agreed terms have been performed fully as stated. On the other hand, confirmation of waiver is a relinquishment on the agreed terms.
The document first directs the attention to the previously made agreement. The agreement date, counterparty name, account company and the purpose of the agreement are all clearly stated. Within the agreement, a particular clause is proclaimed to have been fulfilled / waived.

This document should be carefully read by the Individual Parties.
Both parties should sign and return a copy, and once signed, both parties should get a copy. To avoid any future disputes, both parties may wish to have their signatures witnessed.
The Agreement in concern, Party names, Agreement Date, and Clause fulfilled / waived should all be clearly stated in the confirmation notice.
If either party wishes to amend the agreement in the future, both parties should agree to do so, and the original agreement and amendments should be recorded in writing and signed by both parties.
